Oakbank Business Park

Brief

Keppie was commissioned to complete a full site analysis and feasibility study for a business park development on the site.  Comprising office facilities, nursery, convenience store, leisure facilities and café, the development would embrace a sustainable approach to both the technology and materials on site and the function of the business park.  Due to its elevated position the site benefits from unrivalled views across the city.

Response

The large mature trees on the site were immediately recognised as key to the development and an asset which should be integral to the final design.  Embracing the views across the city and the preservation and minimal removal of the trees were key considerations to the design.  Analysis revealed various site arrangements which would enable maximum tree retention.  Balancing the extent of office space, required car parking and amenity space and the existing trees led to an arrangement of buildings along three sides of this square site, the remaining boundary being heavily shrouded in trees. We developed design options which responded to the neighbouring buildings, the natural sloping topography, existing trees and the creation of a distinctive business park which enables phased construction and multi-user approach.

Outcome

Working with our Client we determined a final proposal that responds to the main factors and considerations of the brief.  The proposals comprise three separate office buildings, sited on a level car par deck (with sub-deck parking available due to the naturally sloping site)  and include distinctive design features which incorporate natural granite cladding, solar shading, high quality glazing and bold, articulated design features. The final proposals are in the early stages of planning. The coordinated palette of materials, central axis landscaped zone and creation of a courtyard area combine to enhance the identity of the proposed development. The end product is a modern, high quality office development sensitively set amongst beautiful large trees and high quality landscaping, realising our Client"s ambition of creating a unique and distinctive business park.
