Admiral Park Residential

Brief
As a component of a mixed-use urban redevelopment on the periphery of Saint Peter Port, the site occupies a one hundred and fifty metre length of The Esplanade, the main coastal arterial route linking the town with Saint Sampson"s.  With uninterrupted views across the English Channel towards the small isles of Sark and Herm and oblique south westerly views towards the marine activity of Saint Peter Port, the location presented unrivalled potential for the provision of high-end apartment living on the island.
Response
Short travel distances to and from any location on the island, car ownership ratios and an almost cultural reliance on private transport, dictated a solution which limited the visual impact of large car parking areas and maximised the amenity potential of the development for both the residents and the people of Guernsey as a whole.  A semi basement car park with podium deck above served as a clean canvas onto which the position, orientation and layout of the apartments could be composed, unhindered by surface car park space requirements.  A series of three "L" shaped apartment buildings were laid out on an echelon arrangement to optimise the potential for views and minimise overlooking and overshadow from adjacent buildings.  A range of apartment types was investigated from sixty square metre single bedroom studios to two hundred square meter luxury penthouse apartments.
Outcome
The development was completed in April 2008 with all units sold and two of the luxury penthouses combined as one  demonstrating their adaptability.  Although contemporary in design, the buildings, external spaces and styling of the living spaces have been embraced by the conservative opinions of the island"s inhabitants.   A successful integration of the modern and traditional.  Reclamation of this stretch of the island"s seafront from light industrial use has extended the inhabitants and visitor amenity aspect of St Peter Port beyond its previous boundary.
